When talking to people trying to sell their house, I am often asked, "Why should I sell my house to you?" That is a good question. Today's real estate agent has many options: they can rent their house with a real estate agent, try to sell their house, or sell their house to a real estate investor. None of these options are better than the others: each has its advantages and disadvantages. Here is what I say when asked why a person should sell his house to me: 1. I am in a hurry. In many cases, real estate agents are eager to sell their homes. Perhaps they are facing a divorce or a divorce. Sometimes the seller has moved out of work and needs to sell the house immediately to avoid paying two loans. Or a person may inherit a house, and they do not want the problem of dealing with the repairs and marketing needed to sell the house.
Most people who try to sell their homes on their own or through a real estate agent find that it is not a "quick" process in most cases. Unless you plan to sell your house for a meager price, you may find yourself waiting one to three months before accepting a gift in most markets. On the other hand, because I am a private investor with private equity, I can close a home purchase in 7 days or less. 2. My supply is flexible. I tailor my offer to the needs of the seller. If the seller wants to close immediately, that can be fixed. If a retailer wants cash all at once or monthly withdrawals, I can do the same. I can also pay past payments and take current payments to remove cash loads from the seller quickly. I would be more flexible with my offer than the “traditional” donor sellers who usually receive it. That’s because I’m independent, and I’m not part of a bank bureaucracy that has to follow many rules.
I also know of possible solutions to meet the needs of sellers that your average real estate buyer may not consider. 3. I have an open mind. I might buy someone’s house when no one else is going to buy it. In most cases, I buy houses with fire, termites, mold, foundation problems, roof problems, or in need of major repairs. Houses with these conditions frighten buyers and sellers who are reluctant to list them because they know that such homes are difficult to sell. I actually enjoy talking to real estate agents because I see the potential value of the house after all the renovations.
I’m also not worried about major renovations as long as the amount released after the house renovation allows for costs. In conclusion, I urge sellers to investigate all possible ways to sell their homes in a way that meets their needs. If they decide that working with me to buy their house makes a lot of sense, I am thrilled to help.
