Certificate of Achievement

Before selling, the developer must obtain a completion certificate after the construction is complete.
The building's approval by the government, construction in accordance with the approved plan, and adherence to Indian building codes are all stated in the completion certificate.

According to Section 373 of the BMC Act, the building business must submit an application form along with other necessary documentation to the BMC's Building Proposal Office.

The application file is sent to the relevant person in the Building Proposal Department after the payments have been paid.
After that, the file is sent to the Survey Office, which reviews the Development Plan Office's comments and adds its own to the application file (obtained during the design stage of the project).
After reviewing the application, if the Survey Office is pleased, it will return the file to the Building.

Obtain a site inspection from the BMC's Building Proposal Office (Municipal)

Within 3 to 4 days of receiving the file from the survey office, a sub-engineer from the building proposal office will visit the site to conduct an inspection.
The company's architect schedules the time and date of the site inspection.
The construction business must be present when the inspection occurs.
The sub-engineer carefully examines the plot's potential, taking into account the provision of public infrastructure.

The application file is returned to the Building Proposal Office following the site inspection to obtain a notification of rejection (authorization).
The concerned sub engineer examines the idea carefully and sends a report to the executive and assistant engineers. The building enterprise must obtain authorization from the Tree Authority established by the Maharashtra (urban areas) Preservation of Trees Act due to strict environmental requirements (1975).
Only once a month does the Tree Authority Commission convene.
The Tree Authority needs to know which trees, if any, will be felled due to construction.
The construction business will need to plant new trees to replace any that are lost.
